Select mortgage funds are a type of investment where investors’ capital is used to provide loans to a borrower, secured by a registered first mortgage on real property in Australia.
These types of funds offer investors the flexibility to choose specific loans that align with their individual investment objectives. In the event of a default (i.e., borrower non-payment), select mortgage funds have first priority in receiving payment from the proceeds of the property’s sale.
Select mortgage funds (also known as contributory mortgage funds) are investment opportunities where a developer seeking capital for a new property development applies for a loan through RMBL.
RMBL’s team assesses the application and, if approved, offers a first mortgage with specific terms. Investors are then given the opportunity to invest in the loan and earn income from the interest payments. These interest rates are structured to provide a risk-adjusted return, and investors can choose to either reinvest their earnings or receive monthly payments.
Unlike pooled mortgage funds, RMBL’s Select Mortgage Fund gives investors the autonomy to choose the specific loan(s) they wish to invest in, aligning their investments with their individual objectives.
Select mortgage fund investments follow a low-to-medium risk strategy, aiming to preserve capital and provide regular income.
· Regular income | Mortgage funds typically provide monthly income distributions or offer the option to reinvest income earned from interest payments made by borrowers. This makes them an attractive choice for investors seeking passive income.
· Capital security | Investments are usually secured by a registered first mortgage over Australian real estate. This means that in the event of borrower default, the property can be sold to recover investor funds, offering a high level of security.
· Consistent risk-adjusted returns | Mortgage funds often deliver higher returns than traditional fixed-income products like term deposits or government bonds, while maintaining a defensive investment profile with lower volatility.
· Control Over Your Investment | In select (contributory) mortgage funds, investors can choose specific loans to invest in, aligning their investments with personal risk tolerance and financial goals.
Subject to meeting eligibility criteria, individuals, companies, trusts and other entities may qualify to invest in the Fund, provided the minimum investment amount of $10,000 is met.
NO FEES are charged to investors.
1. Application:
o Submit completed application form (hard copy or online)
o Provide certified ID for verification
o Deposit funds to our Trust account (EFT, direct debit or cheque)
2. Loan(s) offer:
o Funds are placed into our Trust account, awaiting allocation to loan(s)
o Loan offers will be provided with a Supplementary Product Disclosure Statement (SPDS) and consent form
3. Investment:
o Once your consent to the loan offer(s) is received, your funds will be allocated into specific loan(s)
4. Interest:
o Interest commences from the date your investment is made into the loan(s)
o Interest is paid between the 22nd and the last day of each month
o Investors can elect to re-invest their interest payment(s)
