RMBL started life in the 1960s originating from the law firm of Macpherson Kelley where four of the founding partners, George Robertson, Frank Monotti, Colin Barlow & Ron Lambert, started the business which created the acronym for our current business name, RMBL.
Over time, as part of managing our clients’ interests, our founders identified a niche within the investment arena. Matching clients seeking Investment with others who had active projects requiring funding was the genesis of the original solicitor’s mortgage fund.
Subsequently, as financial services regulations changed, the Fund was converted into a managed investment scheme, regulated by the Australian Securities and Investments Commission (ASIC). We obtained the necessary Australian Financial Services License (AFSL) and began operating under the strict compliance requirements of this regime.
Today, our funds under management total $1.8 billion, and continues to grow.
A simple investment model
Our Fund, which is now categorised as a select mortgage fund, offers a simple, streamlined way for investors to gain exposure to quality properties and developments via first mortgage debt. Funds are lent to borrowers as a source of finance for their projects or for other working capital needs.
RMBL’s niche area of expertise is in lending for residential subdivisions and multi-dwelling projects such as townhouse developments. The Fund also has exposure to the englobo land sector, industrial developments including warehouses, factories, and subdivisions along with other real estate classes.
Investors can choose their individual investments within the Fund to apportion their money across a number of loans. For instance, a $100,000 investment may be assigned to four different loans, with $25,000 allocated to each one. Investors can start investing in the Fund with as little as $10,000, although the average investment size is around $400,000. The fund can also accommodate much larger tranches of $50 million or more.
“Funds are not pooled, which allows investors to have control over the loans and projects to which their money contributes. We tend to be a very attractive component of the fixed income portion of their investment portfolio, whether you are investing as an individual, company or SMSF.” says Chief Operating Officer, Alex Courtney.
Around 80% of our Fund’s loans are for developments situated in Victoria, predominantly within the Melbourne Urban Growth Boundary. The remainder of projects are located in other major centres including Adelaide, Sydney, Brisbane and Perth. “The majority of our investors are from Victoria, and they enjoy being able to drive by the projects their funds are helping to develop,” she adds.
Many of RMBL’s property developer borrowers have successfully completed numerous projects with our support and guidance over many years. Over time, they have also referred other developers in their networks to us, having had such a positive experience. Many of our borrowers have grown their businesses whether in property development or otherwise along with us.
“Our pool of loyal borrowers repeatedly work with us on transactions and rely on us as an expert adviser. Similarly, many of our investors have recommended their family and friends to us,” Alex says.
Some of our investors (and borrowers in fact) have been with us for more than 40 years and it’s rewarding to see many second-generation clients are also now part of the Fund.
